July saw 8,474 active listings. That is 35% down from last year. While Sold homes were UP 20.9%. What does that mean. It means there are more buyers out there ready to buy than sellers. This means $$ in your pocket. Average sold home is up 10% compared to last year. Sellers are getting an average of 99.8% of their listing price, so not to many low ball offers out there.
